PHASE 1

 

1. All tenders must be mailed or delivered to the following address by 10:00 am on Monday, August 25, 2025 (Phase 1 Tender Closing Date) in a sealed envelope and marked Thiessen Sale.

2. All tenders must be unconditional and include a deposit of not less than 5% of the offered price. The deposit shall be a cheque payable to Coldwell Banker OnTrack Realty


3. On Monday, August 25, 2025, at 10:00 am, the Seller’s agents will open all tenders.


4. The highest offer will be disclosed to all participating bidders, while maintaining the anonymity of buyer identities.

 

PHASE 2

 

5. Buyers are then given the opportunity to revise and resubmit their offers by 10:00 am on Wednesday, August 27, 2025 (Phase 2 Tender Closing Date). No additional deposit will be required.

 

6. Buyers who do not respond within the allotted time or submit a minimal 2% increase over the highest offer will have their last offer registered as their Final Offer.


7. "Matching" offers are not permitted.


8. On Wednesday, August 27, 2025, at 10:00 am, the Seller’s agents will open all new tenders.


9. Again, the highest tender will be disclosed to the Buyers that have submitted a tender, while maintaining the anonymity of buyer identities.


10. This will be the last and final opportunity for the Buyers to improve their offers. Final offers must be delivered to Coldwell Banker OnTrack Realty by 10:00 am on Friday, August 29, 2025 (Phase 3 Tender Closing Date). "No additional deposit required."

 

PHASE 3


11. On Friday, August 29, 2025, at 10:00 pm the Seller’s agents present the Seller, the final offer amounts along with the identities and offer history of all Buyers.


12. The seller’s agents and Seller will meet in camera to select a buyer. The Seller maintains full authority to select the offer that best meets their needs and is not obligated to accept the highest bid or any bid.

 

RIGHT OF FIRST REFUSAL & FINALIZATION

 

13. The property is subject to a Right of First Refusal (ROFR), and a three-day notice for the ROFR holder be triggered.


14. After the successful buyer is confirmed, an unconditional Agriculture Purchase Contract will be prepared and forwarded to legal representatives for both parties for finalization of the transaction.


15. The balance of the purchase price shall be paid to the Buyer’s lawyer on or before the Completion Day as set out in the real estate contract.


16. Deposits: Only the winning bid's deposit cheque will be deposited into the Coldwell Banker OnTrack Realty trust account. Deposit cheques from buyers who are not successful will be returned within 10 days.
